Fort Worth's Near Southside is getting a new luxury mixed-use complex

Called Mag & May, it will have 231 luxury apartment homes and 8,500 square feet of retail space, all located at 315 West Magnolia Ave.

The complex is from Hudgins Companies, a Texas-based developer that currently manages more than 25 properties in the Dallas-Fort Worth area and recently completed the Rise Apartments in South Austin. Greystar will manage the building, which has already begun construction.

“We are a family owned and operated real estate company with deep, local roots in Fort Worth and the Near Southside,” says Donald L. “Bud” Hudgins Jr., owner and founder of Hudgins Companies, in a release. “We have owned property in the Southside, including the Rahr Brewery location, for many years and it is a great honor for us to develop a project in a neighborhood we take great pride in."

Apartments will be one- and two-bedroom residences ranging in size from 465-square-foot micro-units to 1,189-square-foot penthouses with views of downtown Fort Worth. Upgraded interior finishes will include stainless steel appliances, under-cabinet lighting, tiled stand-up showers and large garden tubs, quartz countertops, and wood-style plank floors in the living areas. Fun bonuses include mud rooms in each apartment home's entryway and a technology package that lets residents control light fixtures, door locks, thermostats, and entry gates from a mobile phone app.

There's a second-floor clubhouse surrounded by floor-to-ceiling windows and a large sliding wall, which creates a seamless indoor/outdoor transition to the swimming pool. The pool area looks out a floor above Magnolia Avenue, with a glass wall and bar top. Flatscreen TVs and an outdoor lounge are flanked by a fitness center with on-demand exercise classes, a fully enclosed yoga lounge, and a cycle studio.

Other amenities will include onsite garage parking and an interior courtyard with grilling stations, seating areas, and outdoor art walls.

Retail — which has yet to be announced — will be on the ground floor, fronting Magnolia Avenue with an expansive covered patio, bike storage, and pedestrian access to the myriad restaurants, bars, and specialty retail that define Magnolia Village.

"Every detail of how this community is being designed is important to us," says Hudgins. "The exterior design will complement the architecture and vibe of the neighborhood and the interior spaces have been designed with Near Southside residents in mind specifically.”
